Yes. Ontario's Electronic Commerce Act, 2000 recognizes electronic signatures, and the Standard Lease can be signed electronically when the landlord and tenant agree to it. Every ZoroSign lease keeps an audit trail of who signed, when, and from which device.
You can send any N-form by email, SMS, and WhatsApp from RentZoro and see whether each one was delivered, opened, or bounced. For email to count as formal service, the tenant needs to have agreed in writing to receive notices by email — the Standard Lease has a place for this. If you're unsure, check the Landlord and Tenant Board's rules on serving notices.
